Energy Project Management – Education

Sector: Education Year: 2012 Gross Floor Area (GFA): 7,250 sqm Total Cost: €17.3 million Scope of the Mission: Energy Project Management (Commissioning, Occupancy and Maintenance)

Demolition and reconstruction of an education facility under an HQE approach and RT2005 compliance. The project delivered a high-performance envelope with external insulation and double-glazed windows, integrated PV membrane and solar thermal panels, water recovery system, gas condensing boiler, dual-flow AHUs with >80% heat recovery, and an energy & water monitoring system. BAARCH managed commissioning, occupancy transition, and maintenance planning.

Detailed Assessment
  • Project type: demolition & reconstruction with HQE and RT2005 compliance.
  • Envelope strategy: external insulation, double-glazed windows.
  • Integration of renewable systems: PV membrane and solar thermal panels.
Performance Evaluation
  • Established baseline KPIs for energy and water use.
  • Verified heat recovery efficiency >80% for dual-flow AHUs.
  • Assessed seasonal efficiency of condensing boiler.
Diagnostic Testing
  • Functional performance tests on AHUs, PV, solar thermal loop, and boiler.
  • Air/water balancing and control sequence verification.
  • Validation of energy & water monitoring system accuracy.
Maintenance Review
  • Post-handover preventive maintenance plan for all systems.
  • Operator training on seasonal changeover and alarm response.
  • Creation of asset register and critical spare-parts inventory.
System Optimization
  • Optimized control for heat recovery and setpoints.
  • Adjusted boiler return temperature for condensing mode.
  • Scheduling aligned with occupancy patterns.
Efficiency Improvement
  • Continuous monitoring with KPI dashboards and alarms.
  • Seasonal recommissioning and performance reviews.
  • Identified roadmap for incremental efficiency gains.

Result: a fully operational, energy-efficient education facility with monitored performance, sustainable systems integration, and a clear maintenance strategy to preserve savings over time.
